If you currently do not own a property, I suggest that you buy a multi-family home, live in one and rent out what's left. To pay your mortgage. After a year or so do it again. 

There are many government aided loans that you can use to get the property for low or no money down. FHA and USDA loans are the best. After you own a second property you have the option to sell the first if needed to finance another deal.

well, I'm not sure how difficult it will be. I was hoping it's a mess because I'm trying to get cheap all I have to do is replace the tub, put up a door and paint. It should turn out pretty nice if I get the deal. I'll just work on something else until the bank responds

I went to see a house that I'm thinking about purchasing. The house is more or less in great shape. It's priced 20k below comps. I was wondering why it's still on the market after 90 dad. Here are the only things I can see to deter buyers. 

It's a short sale

The 2nd bath has a shower and no tub(family neighborhood)

Small kitchen(but in great shape)

Some crazy paint jobs

The double vainity in the master bath isn't actually in the bathroom. It's just outside in the bedroom(but easily fixed)

I realize that all these things COULD play a part, but which do you guys think is the biggest reasons?

I own my own home, which I purchased in 2011 with a USDA loan. This past November I had my home refinanced. 

To verify, now, I can purchase a 2nd home with either an FHA or USDA loan as long as I live in that new home, right?
