hey guys,

I'm looking for serious investors near Lincoln county North Carolina. I don't have a need for any specific types. I'm just looking for local information. Maybe we can partner on a deal, or you're a contractor I might call or anything else. I'm just trying to how my network.

Haha. Thanks guys. That was helpful. We are going to keep the bedroom. The home is in a rural area. We probably won't even get our offer accepted. We low balled pretty hard. The house is in really good shape and priced 20k below the other homes in the same area. I'm not sure why it hasn't sold already.

my wife and I are planing to flip a house and we are having a disagreement about the layout. 

There is a super awkward 4th bedroom and very tiny dining room. One of us wants to keep the 4th bedroom the other wants to make it a formal dining room because it right off the kitchen. 

What do you guys think? Which will add the most value?

You could make the models and keep a trophy of your portfolio or offer them as gifts to homebuyers.  It could be a pretty unique branding gimmick.

my wife and I are going to see a SFH today. Asking 81k. Estimated ARV 150k. If anyone is interested, I'll send a full report after I see it and receive a more accurate list of comps and verify some repairs. It's in North Carolina. I have financing available but the terms aren't ideal.

I found a pretty decent option for funding, but it only works for a flip. I was looking for a contractor that's good, efficient, and dependable to work on a project and possibly future projects

Like me, there are a lot of people on BP that are trying to get started in this business. Perhaps, you could offer a reasonable lending service help beginners; or be a mentor professionally.  If your business has reached a point where it is self-sustained then you could focus your time helping other find the success that you have found. 

I'm speaking from pure jealousy of course.
