Why is it still in the market?

I went to see a house that I'm thinking about purchasing. The house is more or less in great shape. It's priced 20k below comps. I was wondering why it's still on the market after 90 dad. Here are the only things I can see to deter buyers. 

It's a short sale

The 2nd bath has a shower and no tub(family neighborhood)

Small kitchen(but in great shape)

Some crazy paint jobs

The double vainity in the master bath isn't actually in the bathroom. It's just outside in the bedroom(but easily fixed)

I realize that all these things COULD play a part, but which do you guys think is the biggest reasons?
