 If you have a property now you can refi cash out and still cash flow even a little that would be best. If you Heloc your current property, you will take that money, put it down on a new property. You will then be paying back that credit line while your hacking your new house. Two expenses at the same time. You are paying for the Heloc, if you refi cash out, your renter is paying for the money. If I understand your position correctly.

Paid 75k in 2003 6.5% Appraise for around 150k Zillow says 170k yea right. I got 39k left to pay on the note. Oh rents for $1350 and PITI $900 Do I... 1. Pay it off and max the cash flow? 2. Refi cash out now and keep the prop in this drunk appreciation Dallas market? 3. Sell it now and use the money for a 4 plex down payment in a market with less taxes? Stephen Quesinberry I got around 80k to put down on a property. In the Dallas area that won't get much 4 plex. I may be looking duplex. Or maybe a 4 plex outside of town. But I feel drunk on Dallas appreciation right now. I need to get my head straight.
