I would gorilla market the job myself. Ask around at church or your acquaintance. Anyone with a truck that can goto the dump. They will work for a lot less and be happy for the work. Always be looking for the cheap way out.

Well you don't need a new kitchen and siding to rent it again. Get a quote from a handy man service. Drywall, paint, carpet. Par for the course. 3k

Have you done a simple Bing search? How about a publicdata.com criminal history check. Find them online. Do some public record snooping. A Deca Millionaire will have a public profile so will a fraudster.

 If you have a property now you can refi cash out and still cash flow even a little that would be best. If you Heloc your current property, you will take that money, put it down on a new property. You will then be paying back that credit line while your hacking your new house. Two expenses at the same time. You are paying for the Heloc, if you refi cash out, your renter is paying for the money. If I understand your position correctly.

Greetings all, I have a really nice 1500sq ft 3/2 rent house. New roof, new HVAC. Swimming pool 😩Nice area, longterm renters. Paid 75k in 2003 6.5% Appraise for around 150k Zillow says 170k yea right. I got 39k left to pay on the note. Oh rents for $1350 and PITI $900 Do I... 1. Pay it off and max the cash flow? 2. Refi cash out now and keep the prop in this drunk appreciation Dallas market? 3. Sell it now and use the money for a 4 plex down payment in a market with less taxes? (Not Dallas) Help me sleep tonight, cause my head is spinning 🏑

Stephen Quesinberry I got around 80k to put down on a property. In the Dallas area that won't get much 4 plex. I may be looking duplex. Or maybe a 4 plex outside of town. But I feel drunk on Dallas appreciation right now. I need to get my head straight.
