It's my birthday coming up on Sunday and my beautiful wife got me "ALL" the books, audio books etc. from the BP bookstore! Oh and some astronomy equipment, but that don't make money. ; )

Well cash is definitely out, inflation will eat it up. You can't get insurance on stocks like you can real estate but I do still have equity investments. You could leverage the 1mil on a multifamily purchase but if your not experienced it will be a disaster. You could start small 4 plexs and the like. If it were 1mil of Mom and Dad's money? Invest with other qualified investors in real estate. You might have money but you wouldn't have knowledge. Investing is more about knowledge than money!

Contact a multifamily investment attorney to help you with your due diligence. Copy's of leases, utility bills, 2 years tax returns, soil sample investigation?
I am planing to purchase a 10 unit commercial property. I'm concerned I may not be 100% prepared from day one. Should I consider using a professional multifamily investment group to represent my interests during the financing, due diligence and acquisition stages?

Dallas and surrounding cities are really hot but the property tax is high as well. 4.5K per year on my 3/2 SFH. If you were investing like Warren Buffett you wouldn't be buying a hot expensive (relatively) market. You would be looking for the sale. 😉

Sounds like you have some great courage. Keep learning and listen to ALL the BP podcasts. You can learn all kinds of things. Who knows where it will take you? Just don't quit!

What about just the fact that the house was built in the 1920s? Electrical? Plumming? Probably pass if your newer to investing. 🤧

I'd say there are apartments with stairs all over the nation and people don't seem to mind. If the numbers work then don't worry about that.
