Best appreciation & cash flow Area in Dallas

Hello,I am out of state investor who feel interested in Dallas market.

Almost everyone knows today that Dallas is hot for house market,so I am looking for great appreciation chance for SFHs or value add for small apartment building.

I am more focus on equity building,but need reasonable cash flow,would like to ask all the local experts give us directions for the areas (most likely neighborhood B and C).

Any suggestions are welcome, thank you.

This is a tough question because everywhere in DFW is absolutely killing it.  

Don't go to any trash areas south of Dallas.  Pretty much any of the suburbs north are great.

Do you want to be in Dallas proper or are you ok with all the outlying cities in DFW?

IF I was a buy and hold investor and I had the funds I would be looking for properties just over Lot Value in prime areas where builders are knocking houses down and building new houses.  So you have a protected value because of the land value and much upside potential if the market continues as you have so many potential buyers.  You have builders, you have landlords, and you have people who would love to live in that area but at at the bottom of the range.  So it's the perfect storm when you sell in the future.
