Might consider checking with some that operate in the Barboursville/Huntington area, as I believe I have seen a few that operate in Charleston aswell.

I have put down 3 1/4in x 3/4in natural color Hickory in a SFR. Love it. I've beat it with a hammer when I was installing it and couldn't dent or mar it. They have two English Bulldogs, not a scratch anywhere. I think I paid $2.25 a sqft for cabin grade. Worth every penny no matter the market in my opinion. DIY friendly, good price, can be refinished, adds value, cleans up easily.

Liner was measured by a pro.  If I purchased it through them the measurement was free.  I would definitely recommend it as they screwed up and had to purchase a second liner.  

My liner was around 1500.  That was the thickest option with tread on the bottom and steps.

Not sure how handy you are but this is a definite DIY project for me.

I personally would not rent a house with a pool.  I would assume insurance will go up.  Maintenace costs definately go up.  

As for replacing the liner.  No big deal.  Put the liner in the middle of pool and start unrolling/folding it.  Start putting it in the track at the most complicated spot ie steps.  

My pool is 32x18 it took 4 people half a day of laying on my belly in shallow water to work the wrinkles out.

Check out Loopnet.  I  know some one that lives in Atlantic City and loves investing in D.C.  Specifically condos.  She now owns 2 buildings/ 12 units total and loves it, as their higher end units with better renters.

Hello BP,

I'm looking into investing in large apartment complexes.  My large is 10-16.  I have found a company that lends 100% of the deal with you giving them a secured note of 155-175k. I have never heard of this and it sounds too good to be true.  Just wondering what everyone else's opinion is on this.

I'm not sure I can cut the cost of repairs and updates down by much.  As their is only baseboard heat and window air now.  3-4k per apt is a pretty cheap install.  Their May be some wiggle room with the roof though.

taxes run about 1.2-1.5% of latest sale price.

Insurance is about 500 yearly.

When I say duplex I mean, the total income from two units combined should be easily $1200 or more.

I will have $53k in purchase.

$8k in central heat and air

$6k in roof and gutters

$3k in windows, fencing, finishing touches.

For a total if $70k in the property.
