I know some guys doing plenty of deals off of bandit signs. Thinking of buying some billboard space -- a bandit sign on steroids!

@Kaylan Haight why do you feel like you need to estimate repairs at all? You are a wholesaler. The only thing you need to be concerned with is how much investors are paying for comparable properties within a .25-.5 mile radius around the property you are making an offer on. In PropStream you can specifically see cash sales listed in the comp sections which tells you how much investors are paying. Deduct your fee, deduct a little more for negotiation wiggle room, and that’s your initial offer.

Don’t worry about repairs because you don’t know what your end buyer will be doing to the property anyway and your estimate will be wrong no matter what.

Look up “The last how to run comps video you will ever need to watch” on YouTube.

You're not going to find deals in Atlanta on the market using agents unless they are connected to wholesalers or wholesale themselves. Don't waste time "building a solid team" before you have a deal. Get the deal first and things will fall in place.

What kind of investing are you looking to do? What are your goals? How do you plan on achieving them?

Most seminars, coaches, gurus, are overpriced and just looking to take all your money.

However, most successful ppl in this business are a part of some mastermind and have definitely paid for mentorship, coaching, etc.

You just have to find a good program that fits your budget. Ask people who are successful at what you’re trying to do what kind of masterminds, coaching, etc they have used.

I wholesale with the intention of building enough capital and deal flow to be able to cherry pick good deals to invest in. In the last month I have put 4 deals under contract. All of this came under the tutelage of a guy named Chris Jefferson and his mentorship program. Look him up on YouTube. He has great interview with Brent Daniels and also a great one with the Real Estate Disruptors. His coaching program is only 90 bucks a month and is just as good, if not better, as the programs that cost 10k a year. He is very hands on and you will also get the support of 500 other students who will push you to success.


I couldn’t recommend it enough. 

Duplexes and triplexes are not easy to come by in Atlanta. There aren't as many of them as they are in cities like KC and St. Louis where they grow on trees, so for the ones that are available there is a lot of competition for them. You won't get them on market, you'll have to go off market for those.

you're not using the right text messaging platforms. Try batchleads or reireply, or better yet, pick up the phone and call.

I wholesale in Atlanta. I like the market a lot. Plenty of opportunity and a lot of big buyers. It is a bit saturated though, but if you're consistent you can make things happen. Get good on the phone. That's key.

Have you done any cold calling yourself? A VA is only as good as you can train them. If you're not good they won't be good either.
