Atlanta: Summerhill/GrantPark/Boulevard heights Rental market

Hello! I'm looking to get into the Atlanta market for the first time and having a bit of trouble getting good rental comps for the summerhill, grant park, and boulevard heights neighborhoods. I'm looking at single family 4/3 properties, new/newer in great shape. The problem is that the market has gotten hotter in the last few years so it's a bit hard to get good rental comps. I've got some feelers out to property managers in the area but thought I'd try the community here in case anyone is already familiar with the market.
