Newbie investor in Atlanta, GA market

Hi Everyone!

I am a real estate newbie getting prepared to start fix and flipping in the Atlanta area. Currently working on networking and building a solid team. I have recently chatted with a few lenders but am wondering two things.

1. How much reserve money is typical for a lender to want to see before moving forward?

2. What is the best way to find investor savvy real estate agents in my area that could help me find deals?

Excited to start this new journey and network through this platform. If anyone has any referrals for lenders, contractors, and of course agents in the Atlanta area or don’t mind mentoring or sharing some advice to a newbie please feel free to reach out !!
