I just wanted to say that I love Biggerpockets.com and I appreciates all of the information I am learning on a daily basis from other investors on this site . I have yet to purchase my first property but I am confident that I will purchase a great deal because of the advice and support I am receiving . Is it common for a landlord to negotiate the cost of rent to a tenant , For example say if a landlord has a property on the market for $700 and the tenant asks can the rent be reduced to $650 will a landlord consider changing the monthly rent cost?

When a potential buyer goes to see a property should a contractor be there for the viewing  because as a new investor I wouldn't have any idea on an estimated repair cost or is that what the inspection is for?

How do a landlord find out about expense such as garbage or sewer , Since every property does require these fees, should they still be included when evaluating the numbers for a purchase , and who is responsible to pay them , the landlord or the tenant?
