The person who has the income doesn't have any credit established at all and its thier first time renting from anyone which I guess may not sit well with a landlord

If a property completely burns down and isn't livable anymore is the owner still required to pay the mortgage during the time the proprerty is being fixed up again?

I read somewhere that a quick way determine the fix up cost is to multiply the square footage of the property by $10.00 , is this true , if not how do I learn how to estimate the cost of repairs?
