@Huy N.  Looks like its coming along good. I have a few questions. Are you planning on putting granite in the kitchen and bathrooms or just the kitchen? Also, are you doing any staining through-out the house or leaving everything white? Lastly, the leak from the ceiling, how was it fixed?

@Larry Rosario  I plan to use direct mail marketing, I've heard this yields the greatest response from sellers. Are you into wholesaling and rehabbing, or just rehabbing?

Sounds like a good idea. @Edward A.  And always remember you make your money when you buy, so if you don't buy right then you don't make money; or even worse - end up with a net loss. Good luck!

Are there any local wholesalers in your area that may have possible deals? If not, direct mail marketing may be your best bet. However, don't get antsy if the numbers don't work. Also, don't forget to try places such as: county tax auctions, probates, and absentee owners, as others have noted.

I hear a lot of people on BP going the owner fiance/subject to mortgage route, is that an option? I too would like to invest in a duplex type property, problem is they're pretty rare in Texas. As far as 3 and 4 plexes i've never even heard of those until BP, guess its a up north thing, good luck.

Tyler Silver Congrats your at the top of the hill hopefully all goes well. Quick question though, why is the seller looking into refinancing the property if he plans on selling it? Also, how much equity is in the property?
