Lafi S. How long have you been doing probate leads? Do you think they're better than delinquent tax leads?

How do you go about obtaining records of properties delinquent on taxes? Is the courthouse the the only solution, or are the records readily available online? I tried to look the records up online, but to no avail.

@Hattie Dizmond Thats a good standard to go by, shows investors that you have not only yours, but also their best interest. I remember hearing a podcast, 12 I believe, where a lady stated that she always provides her investor with at least 70% ARV (not sure on the percentage), even if it cut into her profit. Definitely a lady with good morals.

@Marc Dufour  Your best bet would probably be to look into wholesaling, as it requires the least amount of cash. What about your personal interest?

Christopher Bush Awesome job on renovations that looks like a completely new house! How did you go about finding a GC? Were the cost/expenses of renovations in the ballpark of wht you expected?

Andy M. Can you elaborate on wht you mean by find a deal and the money will follow. How can you find a deal with no money?
