10% cap rate is slightly above ongoing market. May be because this property needs some cosmetic update. Based on cap rate it looks ok to purchase.

I am a buy and hold investor. Currently I own mainly condominiums (Ewing, South Brunswick, Robbinsville, Lawrenceville) and one 4 unit building. I am looking to purchase a bigger property, may be multi family or office building in central NJ area. If someone can suggest area and type of property I should look for, I will certainly appreciate.

Please provide breakdown of all expenses e.g. how much will be insurance, property tax, maintenance etc before commenting if it is a good deal or not.

Well come to BP. I am from South Brunswick and currently I have investment in Lawrenceville, Ewing, South Brunswick, Hightstown etc. area. I am exploring North Brunswick too.

Some towns to consider are south Brunswick, plainsboro, lawrenceville etc.

Based on number you provided, I believe Ewing property is better from ROI point of view, without considering condition of property, area neighborhood etc. Any property in Ewing, closer to TCNJ would be better.
