Monthly rent is $1650

We did screen him and verified income. He said he is new to this country from UK so does not have credit and SS card.

He moved in recently and stopped paying rent from first month. He does not pickup phone or respond to email. Occasionally he responds to what’s app text message.

Hi Bigger Pockets experts,

My tenant is Mercer country NJ stopped paying rent. He is not impacted by Covid but trying to exploit the rules to his advantage. Currently eviction moratorium in place in NJ, is there anything landlord can do to collect the rent to evict the tenant?

I have many condo properties in the same area, Robbinsville, Lawrenceville, Ewing etc. I am looking to add more properties to my portfolio. However buying at 4/5 % cap rate does not make sense.

Robbinsville is a good area. You can buy condo there for living as well as investment purpose. You can look at Lawrenceville area also.

Currently I am a buy and hold investor in state of NJ. I do own all properties under my personal name (liability is covered through an umbrella policy). I am planning to open a LLC for future property purchase. Can someone suggests a best way to open a LLC in state of NJ for rental business.

I prefer to open a two member (my wife and myself) LLC for this purpose.

Does anyone use

https://www.happyinvestor.com/ I came across this web site that claims posting good deal below market, below tax appraised value, investor deal etc. They charge $37 per month for membership fee. I am wondering if anyone is using this and what is their experience.
