@Tom Mole - I had no idea about all of that. I am glad I posted my comment - I felt like I was complaining, but now I see it is a learning opportunity. I DO want to learn to play their game - it makes we even more intrigued that there is more of a game, ha ha. I feel like I have a lot more to learn, and when I look where I was a few months ago I realize I have already learned a lot. Thank you for taking the time to respond.

I found a great deal on a duplex and was very excited about it. Went to see it, got home and texted the real estate agent and said I was interested in making an offer. He texted back and said it just went under contract that very evening. The property had been on the market for over 200 days and then they dropped the price last week. I am disappointed, but I will keep trying - I am determined to find a great first deal!

@Nick Noon Did you find another property yet? My real estate agent keeps telling me about HomePath houses and I just looked online and realized I can find them myself. I went to see one the other day and it was a decent house but I hated the location, very run down area. I am going to see another that may be promising. Hope we both find our first deal soon!

Best of luck to you! If there are any real estate investing clubs in your area, they are a great way to meet people to potentially find deals and also hard lenders since your credit is not the best.

As a person who hasn't purchased her first property yet and has no experience, my question to all of you is should you change locks between every tenant anyway? What's to stop old tenants from making a copy of the key and robbing the new tenant? What is standard practice? Thanks.
