Hello! Let's assume a person named Investor X has $100k exactly in a 401k and wants to begin buying homes.

I'm assuming step 1 would be for Investor X to roll over his 401k to a self directed IRA, but what's next?

What would be his best way forward for this?

Knock knock knock.

"Hey Mr. Home Squatter, the company I work for just purchased this home and wanted to coordinate your move out date with your help."

I'm a good guy, I try to convey that in all of my business transactions. It typically works well.

Mastermind groups are built on the idea that we're a product of three things: the people we associate with, the books we read, & the media we listen to.

If you're a member of a mastermind group you should be contributing as many positive ideas as you're receiving.

The idea of mastermind groups were conceived in Think & Grow Rich by Napoleon Hill which I ironically just wrote a blog post about on my biggerpockets blog.

Good luck!

@Jacqueline Mims thanks for the input! The current owner is underwater on the property and it wouldn't be a good buy and hold due to the amount of debt tied to the property.

Although you make some valid points, I may have to reconsider with a possible sandwich type deal. Thanks for commenting!

Thanks for the replies, the specific bank in Oklahoma that I called requires a foundation for double wide mobile homes on acreage. The mortgage broker seemed to be really knowledgeable about mobile homes and mortgages.

It was an answer that provided me enough information to make my decision.

I called a mortgage broker. In order to finance a Mobile home it needs to be permanately attached to the land, thus making the foundation a requirement.
