Thanks - I'm willing to do the due diligence. I'll follow up in this thread and hope to continue to get replies. I plan on contacting the Oklahoma Manufactured Housing Assoc tomorrow.

I see John Fedro's post that Oklahoma requires a Mobile Home retailer's license . This has just further confused me. I found a deal to buy a mobile home and the seller is extremely motivated. However I'm hesitating trying to navigate the SAFE Act and how it affects a potential lonnie deal.

Can anyone provide some logical input to help me out? Thanks!

@Li Wa - I'm interested in Philadelphia because that's where my wife is from. In an ideal world I could pick up and move there.. real estate gives me that option once I have a baseline of investments.

Hey! I'm a proud father of my infant son and a loving husband to my wife. I'm a software engineer and within the last 2 years graduated from graduate school with an M.B.A. I'm hoping to also become a smarter real estate investor by gaining knowledge incrementally day by day.

In business school I studied and researched the real estate market as well as the car wash industry. I'm very interested in wholesaling and maintaining a portfolio of properties with an end goal of owning a few million+ dollar full-service car wash investments and expanding my real estate portfolio into the Philadelphia area.

I've been attending the Oklahoma City Real Estate investors meetup and have enjoyed meeting a few people. However, I'm not always able to stay late at the meetings due to having an infant at home so I've missed the opportunity to network as much as I'd like.

I'm hoping to meet some great folks through biggerpockets and always want to attempt to provide more information than I receive. From what I've seen, this is a great community and I look forward to continuing to update my biggerpockets blog as I travel the path to becoming a real estate investor.

Good luck in OKC - I started wholesaling last month and the phone has been ringing. I haven't had luck nailing down a good deal yet though. I've received a lot of leads that owe just as much as their house is worth.
