I have much respect for folks who are experts in their profession. Expert Real Estate agents are a wholesaler's best kept secret and vice versa. Be sure to provide value to everyone you do business with. A good real estate agent can get you comps and in return you can give them listings that are easy sales on the MLS.

This business is networking. Give and take, not take and take.

The real estate agents who think wholesaling is illegal are not lawyers, are not educated, and are not experts.

Does your state real estate commission have a standard real estate contract? That'd be a good start.

Do you have cash reserves you want to invest and be a landlord?

Do you have home-repair/contracting experience and you like the idea of flipping?

Do you not have much money to invest and Are you interested in wholesaling?

I typically only sign deals in the Oklahoma City market, but have a property under contract in Shawnee, Oklahoma on the south side of Shawnee near 177.

This property has 2 houses on it. One is currently inhabited, the other would require a full rehab.

Thanks, I understand that the rollover to the IRA would have to happen. I guess my question was more in the details:

Taxation, Self directed IRA versus Roth, cash flow from the property, etc.
