Everyone is entitle to their opinion for sure :) We have people that put them out for us part time and they are happy doing it. We get our cheapest leads from that source and it has made us a lot of money. And of course we have VAs covering our calls that's what a real estate machine does. Add intense follow up and you get some pretty awesome gems.

Bandit signs are the way to go! We have started putting them on cars in our market (which is probably something BP would even endorse)! :)

Most of the cities we do them in don't mind them. We never post a bandit sign on someone's property unless we have permission from them. Of course we have gotten calls before to not put them out, but the reward far outweighs the risk!

It's sad that people put a price on their integrity (and their business' integrity). I'm sure just by posting this and saving someone else some heartache and headache that you will be rewarded some way or another @Waylon Themer

That is awesome! Great job on the action taking! Some of your best leads will come from Bandit Signs. If you're consistent, you will definitely get a deal.

We put up about 100-400 signs a month and get about 120 calls a month from Bandit Signs! Our cost per DEAL is about $150 for signs! If you want a cheaper option than postcards and want to take some massive action (or hire someone else to help you take that massive action), put up at least 25 Bandit Signs a week for a month and see how many leads you get and see what you can convert. Bandit Sign leads are some of our best leads because the people have to actively call off the sign for one reason or another! If you have any questions about Bandit Signs, message me!

Where we are located in IN, you can easily buy a turnkey that is leveraged (other people's money) and professionally managed (other people's time) to give you a great ROI and ROT (Return on Time). We have over 100 properties under contract and are actively doing turnkeys in a very boring area that does not have huge ups or huge downs, but our cost of living is low so we can achieve some great ROIs.

That is a huge hurdle for everyone, and I empathize with you! Is there any way to make the things that need to be done more streamlined so you could enjoy doing them or have someone else help you do them, @Jim Viens?
