 I agree with this 1,000%!!! This is how you make deals happen. This is the right mindset and actions rolled into one reply.

@Luke Miller Our Podio setup costs us about 200/month right now and we pay our VA service 9.60/hour because they are taking calls and closing deals.

@Luke Miller We use VAs from a service called IVAS. It pulls other VAs from other places and weeds out the superstars. We use Podio as our CRM.

We have strategies for just about any seller that calls or can refer them to someone who does. It's great to have a lot of tools in your toolbelt! Thank you for sharing the bandit sign example too!

@Andrew Michael We order from signsonthecheap.com. They are about the same price that you quoted but sometimes they have deals on free shipping and that saves a TON of money. We usually order anywhere from 200-1000 signs each time.

You need a lawyer (to look over your contracts), a title company (investor-friendly of course), and boots on the ground to see the properties. We are buying in 4 different states but located in one central location. If this person is motivated right now and needs to sell, then I concur with @Cornelius Charles, and get on the phone and start calling investors in that area to see if you can JV. If you have any more questions, feel free to ask!
