@Chris Fi to add to what John said in terms of the electrical while your getting an idea of the panel age and amps check for aluminum branch circuit wiring. The 60s/70s aluminum conductors were utilized to avoid high copper prices, some areas it was fairly common. But could be of some concern for you if you do find it, for a few reasons.

@Eric C. Yeah man even if you raise the rent to the $1650 it’s still not going to fix the problem. The only way it gets better is if you suspect your going to have a bunch of equity and the house prices shoots up but I still wouldn’t bleed every month banking on that, if you put 56k of your money into it for the 20% pretty darn impressive you had that but moving foward partner with someone or find an area with better numbers best of luck

Im trying to create a rent due policy and stick to it for Kansas and Missouri.

For Kansas I have a place rent due on the 15th and a two day grace period so rents late on the 17th. On the 18th there’s a late fee added to total amount owed. And $10 a day will a be added on until paid. That’s what the lease states , now what I was thinking was on the 18th I would deliver the 3 day pay or quit and file for eviction on the 21st of the month if not paid.

Missouri rent due on the 1st, 5 day grace period late fee charged on the 6th and 5 day pay or quit delivered on the 6th and file for eviction on the 11th.

Does all the sound right, Kansas 3 day pay or quit , Missouri 5 day pay or quit. I was thinking I would hand deliver the pay or quit notices. I have state specific leases from an attorney but I just need to create my own system I do every time, if you have an info I’d appreciate it thanks.

@Michael Dorey the apartment complex I live in just raised my rent $300 a month guess what they said when I said why? There answer- it’s the market rent, the market chooses rent cost not us. Which i actually like the verbiage, I’m just on the wrong side of it.

@Anthony Greene you could always raise the rent and if the agree to pay then maybe worth it maybe not but if they decide the rent raise is to high ideally they would move on themselves and terminate the lease.

@Stephen Gallagher that makes sense, kinda what I was thinking. Are you seeing any new construction using the afci/gfci combo receptacles or just afci breakers. Code would allow those newer receptacles wouldn’t they?

@Sophie Maisel all 15 amp and 20 amp circuits should be afci protected and in some cases like you’ve mentioned “close to water” or unfinished portions of the home that should be gfci or dual breakers afci/gfci but this is on “new construction” I would have thought a panel replacement would be required to follow code though but not sure.
