Hi Linda, I would be happy to discuss with you how to record a lien in Colorado.  I will need some more information, however.  Is it a mechanic's lien you are looking to record?  If so, have you supplied the owner with a notice of intent to lien?

Hi Daniel.  This sounds like a very intricate, multi-layered deal.  I would agree with Adam in that I would be concerned about using a quit claim deed to transfer ownership; that could create problems with seller's loan.  I am a real estate attorney, so should you wish to discuss this with an attorney, feel free to give me a call.
