@Mat Zalk, it's usually fairly easy to get a GC license, and there are many different types depending on the project. Also, while it's fairly common for GCs to use other licensees to pull permits, it's generally not recommended to hire someone without a license. I'd be happy to discuss with you further.

I refuse to use Rod Martin's. After I called them for a quote, they proceeded to call me incessantly from multiple phone numbers until I asked them to remove me from all of their lists. I also was unable to procure a quote over the phone, but one company said it was generally around $1 a square foot, which seemed low to me. I believe that company was Colorado Crawl Space, but I'm not 100% sure.

Thanks for the shout out, @Tyler Howell! @Kayla Davis, I would be happy to speak with you about your lease and roommate agreement. 

Will you be allowing marijuana in your rental, or prohibiting marijuana? If you're prohibiting marijuana, a no marijuana provision in your lease is generally a great thing to have (our leases always have them). 

With regard to a provision if you're allowing marijuana, I would not necessarily agree with @Robert Herrera (sorry Robert). There are circumstances where you might still want a marijuana provision. For example, if you want to allow marijuana, but you want to limit the number of plants and how the electrical can be used, and you want to ensure that the tenant is complying with state and local ordinances with proper inspections, etc., a marijuana provision in the lease could be beneficial. As Robert noted, insurance may or may not cover a marijuana grow. To me, however, allowing marijuana would not be worth the risk (but, of course, I see a lot of what goes wrong with allowing tenants to use or grow marijuana).

Hi @Jake Lampinen, congrats on your new home in Grand Rapids! I'm a Denver RE attorney, and I would be happy to speak with you about setting up an LLC for your CO rental.

To clarify, an umbrella policy and the asset protection of an LLC are NOT synonymous, and they typically do not afford the same protections. To give an example, an umbrella policy ordinarily will not cover "intentional acts"; therefore, if a tenant (or prospective tenant) decides to sue you for housing discrimination, your umbrella policy might not cover you.
