Adam Rothweiler , are you looking to learn or just network? IRROC is a big group and is free to attend, but they have a presentation to sit through (where sometimes you will learn useful information). There is far less emphasis on networking. DAREI is also a good group for learning. If you want straight networking, go to the monthly Bigger Pockets meetups and the Pine Financial Happy Hours.

I'm not a Utah attorney, so I know nothing about Utah law, but that does sound similar to the process used in Colorado. A title company will often require a statement of authority and sometimes and operating agreement to transfer property into the LLC. If you'd like to talk about registering with the Colorado Secretary of State, feel free to give me a call.

@Shawn York, sorry for the delayed response; I just saw your post. There is no typical cost and it's impossible to estimate, but probably more than what it's worth. I don't practice in small claims court (generally no attorneys allowed), so I'm not certain on all the small claims court rules, but I don't think a small claims court has jurisdiction to hear a partition action. They do not have jurisdiction to order injunctive relief, i.e., to order a party to sell their interest in the property.

@Shawn York, I should clarify on my last comment: it will be divided via a partition action, but not a partition action for real property.  It will be a partition action on personal property.  Depending on what the mobile home is worth, it may or may not be worthwhile to bring a partition action on personal property to get a court to sell the mobile home.

@Shawn York, there certainly can be a difference when it comes to a partition action. Do you own the dirt? Otherwise, the mobile home may be classified as personal property and the interests would not be divided via a partition action.

Hi @Shawn York.  It is difficult to obtain title through a tax lien because there's a three year (!) period for the owner to redeem his/her interest in the property. The procedure to have the interests in the property divided by the court is called a partition action.  I'd be happy to talk about these issues with you. Feel free to give me a call.

@Mat Zalk, Denver contractor licensing is a 2-step process, from what I understand.  You first must obtain a supervisor certificate, then you can apply for a contractor license.  It sounds like he'd have to go through the entire process if he needs 24 notarized letters.  Normally when we see contractors having other licensees pull permits, they are licensed in another city already.  It sounds like that's not the case here.
