Hmmm.. good question. I think it'll be hard to sell right now. So many new condos coming up in the area. Reason to sell if we could get better cash on cash with a different property or two. That being said, the rents in SF should always go up.

Is this worth holding onto?? Husband Bought in 2006: 1b/1ba 750 sq feet on soma district of SF for 645,000 Current mortgage: 515,000 Could sell for 730,000 ( I say 720, husband says 740) Expenses: Ins 51 
Vac 0 Repairs: nothing till now( replacing floors this year)
Hoa 576 
Mort+ PT 4050 
Parking 282 Current rent: 3850 Area crashed hard in 2009. Tons of foreclosures and short sales CoC minus 1100/mo With tax interest savings = $1500 positive per year This property is killing me!!! Do we sell it?? Would make after closing costs and real estate fees:

Because I'm from California, looking to invest out of state. Looking for SFH for cash flow. Prefer to stay west of Wyoming. Large enough city for a direct flight from Oakland. So far my research has been a bit dissatisfying. Seattle, CA cities: no Reno: rents too low Boise: rents too low Phoenix: too hot right now Spokane: not growing fast enough Portland or anywhere else in Oregon? I really don't want to go as far as KC, Indianapolis, or Michigan. If I do, I may go turnkey which in order to get the experience, I'd like to avoid. Any western states investors getting good cash flow in SFR?? TIA!

@Andrew Johnson . I agree with you about Boise. I've been looking and don't see a lot of success stories. I hear indiana, Georgia, Michigan often. I was born in raised in the Bay Area and so was my husband. My good friends live in NYC, Phoenix, Chicago, Portland, Connecticut so I'm in the same boat as a novice out of state investor. Again, I don't want to travel more than a 2-3 hour flight. Just doesn't make sense w a family and a part time job. Any thoughts on Spokane?

Hi. I am new to BP. This site has been so helpful so far. I live in the SF Bay Area and am starting a search for markets out of state to invest in. Looking for single family homes for cash flow. Realized Bay Area was out.My questions are for others who invest out of state. How did you choose your state/city? Do you tend to stick to that state or do you start to move to other areas? How do you develop connections? Contractors? Real Estate agents in that unfamiliar state? How often are you finding yourself having to travel? I've been entertaining Boise, Spokane. Would love San Diego. As of now, I have 200k to pour into real estate. I am Looking at those areas mainly because of the multitude of single family homes and the proximity to the Bay Area. I could fly out in the morning and be home in the evening. I don't have family connections to any of those areas and really don't know anyone. I feel nervous about not knowing an area. For example, i could talk Bay Area geography forever. But if I want to become an REI with cash flow I need to expand my wings... but how to do that without fear of the unknown! Thanks in advance!

Hi all. New to this forum. Ready to invest. Excited! I would love some advice I have 200k ready for to Pour into my first property. Thinking of single Family home with cash flow I live in Oakland , CA. My goals: Enough cash flow in multiple properties to - help family out who are struggling - retire early - travel in style! I'm a physician. Husband is in tech. We have twin 5 year olds I would like to stay in California, prefer to start in northern CA. I know the market is tight here. My question is where can I invest 200k in the Bay Area with decent cash flow. Anywhere to buy under market value here? I prefer to stay in state as I get started. Thank you! Anita
