thank you @Kay March. I spoke to a Houston group that does REITs and they said they would not take 1031 money. Any idea if that is not a rule across the board?

HI . Planning on a 1031 exchange with 200k in phoenix. My question is can I do any real estate transactions w 1031 money or do I need specifically to buy the same type of investment that was sold? How is the fix and flip market in Phoenix? For experience investors, what would you do for best cash return? When I did the math of buying an investment property, say a 400k 3/2 with 50% down, the math quite frankly sucks! Cash flow is only about $300/month and don't get me started on the CoCROI ! What's an out of state investor to do? 

I live in the bay area, have 2 kids in private schools and one of them with special needs. Cash flow is my primary goal with appreciation secondary.

Holy cow! We were in escrow with the sale of our SF condo when the coronavirus hit. We just signed our closing docs when we found out that One Republic is changing  it’s terms and is telling the buyer ( buyer is buying as a home, not rental) They need 30% down instead of the agreed upon 20%. This is terrible . If we don’t close, we’re in trouble . Any advice other than pray!?

Got your PM. Just wanted to clarify numbers. Yes, I agree there are 2 options but I wouldn’t call this house a lemon. Phoenix has been up and coming for years now and is prospected to continue to grow.

I really appreciate you taking the time to post . Can you tell me what you would expect in terms of rent. Does 1900 sounds right? Also, I’ve heard in Phoenix, tenant can pay utilities. Is this your experience as well? Also, do you think getting good tenenats would be hard? 

Given that I am not looking to make any profit on this property, I think I’ll keep it. What do you think in terms of this specific area coming up in the next few years? 

Lastly, if you have any property manager referrals, please pass them along. Looks like I’ll be an out of state landlord!
