Hey Donald, 

  I use Cozy for every tenant that is even remotely interested in the unit. Period. All the info you get off cozy is much more valuable that anything they write down on the paper application, plus tenant tend to only tell you the good things and lie about the bad. If they are not willing to get a credit and background check then they do not qualify to be in my unit. If they won't get these done than that is a Huge red flag! They must be hiding something that will eventually come out to light. If they say these are an extra financial  burden then they are already in poor financial strength and I don't want them as a tenant. Besides if they apply and I give the unit to a more qualified tenant then I tell them they can use the Cozy background and credit check for the next place and landlord they apply with. They own the reports I just need the results to get the best tenant into the unit. If they don't want to go through the procedures to apply that I have made then they won't abide by the procedures and rules I have in the Lease agreement. I also use Cozy for all online payments, this makes it easy for the tenant and Landlord. It is much better to wait for the good tenants than it is to rush to fill an empty unit and force an eviction of a bad tenant. Trust me on this one!!!

I got two words, Keller Williams. I recommend you do go out and talk to at least three brokerages and ask them what support and training they will provide, commission breakdowns, and what costs are they going to charge (usually a desk fee)? As a part time agent there are lots of small firms that will be glad to have you. If you are planning on making a real business out of this I suggest you go with Keller Williams, they have helped me to create a business not just a job.  I would be happy to set up an appointment for you to meet with a Team Leader of the local Keller Williams Market Center. Where are you wanting to base out of? Boston Metro, Newton, or Cambridge? The Team Leader at the local level will be your best resource for all the details involved with being a part of the Keller family. Hope this helps and I can put you in touch with them when you are ready.

Hello Benjamin, 

  I live and work here at the Lake of the Ozarks and I want some more Information on this Condo. The summer rental season is almost here and I am looking for a short term rental. Can you send me any more info you have on the unit please? Have there been any updates to the unit? Is this your property or are you just wholesaling it out? I have a group of cash buyers at the lake that are always ready to buy when the prices are right! If it is a home run deal I will take it for my own rental portfolio.
