Hey Sandy, I host a meet up the first Wednesday of every month down here at lake of the Ozarks. You are welcome to come and join us. I will shoot you a reminder next month.

My best advice to you is network! You can find the right person to be your mentor by going to local REI meet ups, we have one next week here at Lake of the Ozarks. This business is all about building relationships, with clients, members of the community and with people you work with. The more you meet people the more you find the right people to align yourself with. I don't know many specifics about your situation but if you want any advice do not Hesitate to reach out. This home can be flipped, I would not myself. It is under valued for the neighborhood and does need some updating. I feel the best ROI with this property would be to buy and hold as a long term rental or use as a primary residence. The numbers can work with the right purchase price.

Welcome to Bigger Pockets. Good to hear you’re interested in getting your real estate license I just got mine one year ago. The best advice I have is to read the questions on the exams carefully and you should be fine.  Passing the test and getting your license is way easier than actually being a realtor! The best thing I did when I started was work at Keller Williams and take all the training courses I could. It was there I found a good mentor and someone to help guide me through the bumps of the business. If you encounter any problems the best thing to do is just ask, there’s lots of people that are willing to help out. Best of luck in your new adventure!
