Hey Cody,  Congratulations on getting your license and  passing the test! All I got to say is I went with Keller Williams because of their training programs available. It’s working great for me, I’ve got business going with sellers and buyers quickly, I got my license on January 2 have the support of the whole Market Center.  If you are in ambitious well organized person I would say be an independent agent and start your own team with Keller Williams as your broker. If you are new to real estate and wants someone to do a lot of the other work join a team but it will cost you a percentage of your commissions. Overall Keller Williams gave me the best opportunity for my long-term financial goals sometimes you just need to look at the big picture. Most important factor to me is that Keller Williams is the biggest company in real estate. We have the highest number of agents, we have the most real estate sold, we have the largest sales volume, of any real estate company. It’s not bragging if it’s true. I’m sure wherever you go you’re fine it will be a great journey through real estate. If you would like me to get you in touch with the team leader up in California I know the right people they will give you all the answers. The best way for you to find out where you should go is to just to go talk with people, especially the agents  not just the brokers, brokers are trying to recruit you. Agents will give you a better reality of what it’s like working there.

Hey Cody,

All the questions you want to ask are great! I just got my license less than 6 months ago. After interviewing different brokerages, I went with the one that best suited me with training and potential for growth. The statistic about 87% agents failing within 2 years is very interesting. One thing I liked about Keller Williams was that they provide lots of education and productivity coaching to try to make sure you succeed. If you are interested in hearing more information, or talking with a local broker, private message me. I would be happy to answer any questions or get you an appointment with a team leader of a Market Center in your area. 

My advice:

In the beginning, there will be a lot of training and tons of things to get done, but don't let it overwhelm you. Keep organized and develop systems. The more you develop your systems, the easier things will become. You can put as many or as little hours in as you want, but you'll get out what you put in. This is a long-term strategy for increasing your income. Nothing happens tomorrow. My experience has been 8-10 hour days 6 days a week, but I was brand new to the area and am still developing my sphere of influence. Things can happen fast if you're in a hot market and know the right people. Making connections with people is the most important thing. Just be yourself and find which niche works best for you. There are many ways this profession can be successful. Greatest of luck hanging your license with the right brokerage and getting started.

 I just got my real estate license in Missouri about a month ago. When I went to all the different brokerages I spoke with the brokers and agents,  The place with the happy agents is the place where I want to work, they’re making money. I finally decided that the best fit for me was Keller Williams Lake of the Ozarks Realty. They offer tons of free training ( I am on my way to a free training seminar right now ) with lots of other perks.  If you are interested I could have a team leader near you set up a meeting they could explain it and show you much better. Wherever you go there’s going to be a lot of work but you will be rewarded in the end.  Good luck in your path through real estate if you have any questions just ask.

Hello Nick, 

I suggest you should narrow down you choices, your experience is a big plus. SFR will be the easiest to get into but long term will have the most management per dollar costs. Long term most of us want the freedom of someone else doing all the management. Your personal goals will establish which of these investments will make the most sense for YOU. But... Economy of scale, go bigger than you have now (fourplex or a small apartment building if you have the available capital) just don't get too eager and make a bad investment. Good deals will come to those who search and take action.

We should be having 10-15 people. 8 colleagues have confirmed so far, but since it is still pretty far out, more will be RSVPing. 

Donald Shaver- I just heard about your meet up, would love to attend. I won't be able to make it to the December meet up since it is so close to the holiday, but I will definitely attend in January. I just moved to Missouri and am interested in the Saint Louis marketplace (and where to get a good bite to eat, lol).

Welcome to Bigger Pockets Scott,

Thank you for your service to our country in the marines. This is a great resource for anything real-estate related. The podcast each week were instrumental in my progress and ability to be confident in my deals. I am hosting a BP Meet-up in Osage Beach, Lake of the Ozark's MO in mid January, if it isn't to far come out and network with all sorts of professionals in the area.  Set goals and make action plans and timelines to accomplish is my best advice.

I have not sent any tenants a holiday card ever before! But this year it will be different, I plan to send a holiday card and cookie bundle to all the tenants(only 5) to let them know that I appreciate them and to look forward to a good year ahead. Most are long term tenants that are on second year of leasing from me. 

Plus- I get the extra cookies my girlfriend will make! Win-Win

Yes Divid I should have been more clear, I am interested in interviewing with a real estate broker/brokerage to hold my license under. Negotiation tips on commissions rates or office fees or any other useful information before I go introduce myself to three different local brokerages tomorrow.and beginning of next week.

But I did Just move here so any good contacts in the area would also be quite helpful.

Hey Bigger Pockets!

  I have been a member for about a year and run a property through the Calculators about everyday, but this is my first post! I passed the national and state examination for Missouri today and wanted some advise. Any advise to use when interviewing with a broker? i.e... terms. Conditions? Any must do's? or don't ever do's?  I just moved to the Lake of the Ozarks Missouri.
