I would get with a hard money lender

I do think though that you should have funds available to close even if your main goal is to assign the property

I'm assuming you are talking about assigning a separate listing agent's deal, not a deal you are the listing agent on right?

If so then yeah you can mark it up for the assignment fee as well as collect the commission to your brokerage

Scam is a strong word but for sure not worth $20k or even $2500 IMO. It's essentially MLM with a few guys doing deals concentrated at the top and a bunch of people not doing deals at the bottom

Meet ups, calling bandit signs, looking on the tax records for simultaneous closes are all good options

Networth Realty / New Western Acquisitions are both pretty large national wholesalers that operate in Houston. People will scoff at them but they do more deals than anyone else per month and are probably worth meeting with at least to just get a source of properties

Typically I do a $10k holdback of proceeds and a $300/day penalty beyond the day the seller is supposed to be out

IMO someone who is successful at wholesaling / flipping wouldn't have an incentive to mentor you. There's already enough competition, why create more? I would see it as a red flag and someone willing to sell mentorships probably thinks they will make more money doing that than actually wholesaling

I've gone down on my commission before, it just depends on the deal and how you are as a client. If I think it's worth it to cut the commission and work with you going forward I would. It's all negotiable

At that price point though I'd be hesitant. I'm not going to work with a nightmare client for $1000
