Hey @Meghan J. Wholesalers are EVERYWHERE... but you won't find them searching "wholesalers..." Wholesaling is flipping technically, so we use the same techniques and advertising channels that other buyers use (so if using google, just search "sell my house fast" or something like that... but please don't click the ad... or it will cost the investor $15-40... just look up their website). Most of the high-volume flippers you may know of actually wholesale the majority of their deal flow. So find a flipper and you've probably found a wholesaler as well. Just ask them how to get on their list and they'll be more than happy to add you - this is a team sport and we all rely on each other. Although you can do both (run a marketing company - wholesaling - and a flipping company) it's also ok to focus on the one that suits your strengths.

We are selling our Assignable Real Estate Purchase Contract on this property:

  • 3 Bed.
  • 1 Bath.
  • 1-car attached garage (possibly a tandem).
  • 1183 Square Feet (figure from county records, doesn’t include unfinished basement square footage ~150 SqFt).
  • Built in 1950.
  • Brick exterior.
  • .28 acre lot.
  • Covered patio.
  • Fenced back yard.
  • Shed.
  • Dog run.
  • Fruit trees.

This property would make an excellent rental and demand is high in Logan. And the location couldn’t be better! Rural feel (property is surrounded by pasture) but is within easy walking distance (only a couple of blocks) from fairgrounds, aquatic center, schools, zoo, parks and restaurants!

The house needs work, but the brick rambler bones are good. Repair estimates as a rental are $15k, higher for a flip.

  • Sewer was replaced last year.
  • Sprinklers in front yard repaired last year.
  • Pipe is in for sprinklers in back yard (half closest to the house), but not connected.
  • Water heater currently leaks, but seller said it’s less than 5 years old.
  • Roof needs replaced.
  • Minor settling on SE corner.
  • Interior cosmetic repairs at your discretion.

Context and Problem: I'm focused on wholesaling and flipping SFRs, but my marketing as created a reoccurring problem = Seller leads that have a bunch of adjoining lots (with and without houses on them) where highest and best use would be commercial or high-density development and I don't know how to approach the opportunity.

This is all in Ogden Utah (northern Utah) which is a strong growth market (but don't let that statement distract... that's not pertinent to my question) so I'm thinking I just need to find the folks that are doing this kind of development, make contact and see where it goes, right? I don't have the experience to process these lead effectively - development deals are foreign to me. But I'm willing to do the leg-work and cultivate these opportunities.

Inventory is still super low across the board, so I look at whatever crosses my desk - There's demand for pretty much everything; but starter homes are especially hot.

Hey @Grant Keaton, I would recommend coming up and taking to some investors in the area. I'm in Logan, but not a buy and hold guy... mainly flipping at the moment. The Northern Utah REIA (NUREIA.org) holds a monthly meeting and you could easily get some good perspective there. Cody Reeder of reeder property management would be a good person to call, too. Good luck with your investing!
