In SLC, check out Cody Hoffhine and Andy McFarland. A great way to find wholesalers is to attend your local REIAs. The Salt Lake REIA is one of the biggest ones, so you shouldn't have a problem finding wholesalers if you attend one of their meetups. If using wholesalers, just be sure to do your own due diligence and make sure the contracts are solid. Good luck!

Property caught fire in January of this year - cause was an electrical short at the back of the house. Smoke damage throughout. According to seller, an engineer they hired (awaiting documentation) said that three trusses at the back of the house would need to be replaced, but most of the house could be salvaged. City will require permits, so plumbing and electrical will have to be upgraded, making this a full gut rehab. But extending the footprint/adding a second level in the process would increase value significantly.

After Repair Value is $105k - $115k as a one-bedroom OR $135k - $145k with a second level.

@Darin Draper, just my 2 cents, but if you want to focus on flipping or wholesaling, focus on them. BP is great for general investing, but there's a lot of "shiny objects" that can be distracting. I'd highly recommend finding podcasts and the like that are wholly dedicated to your focus (I don't have one and I'm not affiliated with any)... but I do really like the flipping junky podcast and would point you that way... it's kind of a circuit, so every person on as an interviewee typically has their own podcast, too. Good luck! I do a fair amount of work in Ogden, so happy to chat whenever. Just PM me.
