Buy and Holds in Cache Valley?

Hi BPers, wondering if anyone has had experience or recent successes investing in cache valley. I know home prices are generally lower than on the wasatch front, is this better for cash flow or are rents also lower? Seems like there may be some good rehab opportunities? I have heard Logan city can be tricky to deal with with zoning, parking etc. Also thoughts on student vs. family housing? Any thoughts are appreciated!

Hey @Grant Keaton, I would recommend coming up and taking to some investors in the area. I'm in Logan, but not a buy and hold guy... mainly flipping at the moment. The Northern Utah REIA (NUREIA.org) holds a monthly meeting and you could easily get some good perspective there. Cody Reeder of reeder property management would be a good person to call, too.
