If you're looking for properties, don't rule out obvious sources like Zillow and Realtor. com. I just found a great buy and hold BRRRR deal on Zillow last month!

Last month, I closed on a buy and hold house in Memphis, which turned into a fix and flip, where the purchase price was 47%-ish of the MLS list price. Clearly, the seller was motivated!

What is the biggest discount you've gotten on an MLS-listed property (ie, closed priced to asking price)?

What's the highest interest rate you've paid on a long-term loan?  My first two loans on investment properties in Memphis were with Regions Bank at 8.5% and 8.8% (both on 20-year amortizations).

Are there any teenagers out there buying real estate?  We're working with one right now and it's beyond impressive!  He's "Buying & Selling" to generate income and he's "Buying & Holding" to put his money to work.
