When you're selling a house, is it possible to offer it to owner occupants and investors?  In certain parts of town, you definitely can.  

Last month, I listed one that appeals to both types of buyer.  Today, it's under contract and scheduled to close this month to a buy and hold investor.

@Jordi Valado, when it comes to real estate attorneys in Memphis, I've found that Will Griffin, Jr. is as good as they come. He does hundreds of investor closings each year. He's seen it all and should be able to handle whatever you throw at him.

If you're looking for properties, don't rule out obvious sources like Zillow and Realtor. com. I just found a great buy and hold BRRRR deal on Zillow last month!

Last month, I closed on a buy and hold house in Memphis, which turned into a fix and flip, where the purchase price was 47%-ish of the MLS list price. Clearly, the seller was motivated!

What is the biggest discount you've gotten on an MLS-listed property (ie, closed priced to asking price)?
