Are there opportunities to buy right now? @Dean Harris says yes there are in Memphis (and if you can't see them to open your eyes!). 

How do you think 2024 is going to get started?  @Dean Harris and I think it's going to be a continuation of the past few months.  Our January is already set up to be 4 or 5 times better than Jan 2023!
