Are you working with an agent to buy rentals?  If so (and especially if you're buying in Memphis), please be sure that they are an experienced investor in your area before you let them steer you into an investment.

If your real estate agent doesn't answer yes to this question, then it's a hard pass in Memphis.

What are the best questions to ask property managers about their maintenance program?  Here's my one-minute answer for companies in Memphis.

As an out-of-state investor in Memphis, do you view that $75 ($225 annually) as (1) the property manager nickel and diming you or (2) a small investment to insure you know the condition of your property on a regular basis? I'm pretty sure I know your answer,  but I'm guessing a lot of other investors see it differently than you do.

Our first question is "where" (do you perform services) and then we ask "what" (services do you perform) and then we deep dive into "how" (do you provide those services).
