If your real estate agent doesn't answer yes to this question, then it's a hard pass in Memphis.

What are the best questions to ask property managers about their maintenance program?  Here's my one-minute answer for companies in Memphis.

Our first question is "where" (do you perform services) and then we ask "what" (services do you perform) and then we deep dive into "how" (do you provide those services).

When you're looking for a property manager, you better ask a lot of questions.  Here's the first one you should start with in Memphis.

Thanks for mentioning that, Andrew.  You're right, a great investor is going to be up on the carousel walking around hunting for an empty sit not just sitting down there waiting and watching. 

I heard this analogy about investing the other day and thought it was spot on. How about you?
