Thanks, @Jordan Ray.  Somebody's going to have their best year ever in 2024.  It might as well be you!

If your real estate agent doesn't answer yes to this question, then it's a hard pass in Memphis.

What are the best questions to ask property managers about their maintenance program?  Here's my one-minute answer for companies in Memphis.

Quote from @Mike Mosee:

We have a picture inspection done every four months, cost $75, with list of it's condition as many renters fail to report issues needing repair.

As an out-of-state investor in Memphis, do you view that $75 ($225 annually) as (1) the property manager nickel and diming you or (2) a small investment to insure you know the condition of your property on a regular basis? I'm pretty sure I know your answer,  but I'm guessing a lot of other investors see it differently than you do.

This is one of the most important questions to ask a property manager in Memphis.

Great point, @Michael Smythe

Our first question is "where" (do you perform services) and then we ask "what" (services do you perform) and then we deep dive into "how" (do you provide those services).

I just posted the link below for the Leasing process.  Is that more of what you were thinking about HOW?

Here are the questions @Dean Harris and I ask property managers in Memphis about their leasing process.  Are there any others that you ask?

When you're looking for a property manager, you better ask a lot of questions.  Here's the first one you should start with in Memphis.

Quote from @Andrew Syrios:

I like the analogy although I think it should be a bit more active. You can't just wait and watch. You need to be actively looking, especially in a market like this.

Thanks for mentioning that, Andrew.  You're right, a great investor is going to be up on the carousel walking around hunting for an empty sit not just sitting down there waiting and watching.

I heard this analogy about investing the other day and thought it was spot on. How about you?
