@Jay Hinrichs - You know why they do it, Jay...They can come into it with ZERO money in their pocket, buyer pays them and all fees to close, and they can "Build their business and brand" and scale nationally in less than a year!

...or something like that.  I haven't watched any Guru YouTube videos in a while, but I'm still sure that's still the way to fabulous riches with no money or skills.

Hell, I'd do it Paul. If he doesn't trash your STR he's probably ok with your ride. First number that popped into my head for that older Pontiac was $30 / day.

My rule for bidding wars is not to participate in them.  There's always another house right down the street. (Figuratively speaking, of course.)

Difference is the dealer took title.  Something as big as a piece of real estate is NOT like a used car.  You seem morally confused in your justification of less than ethical behavior.

For most sellers, this is their primary source of wealth.  When a wholesaler ties up a property with a false promise of buying and then goes thru the rigor of hiding what the actual price is - Doesn't that raise the hackles on the back of your neck?

At least with a legit broker, the more he gets in price the more the seller gets.

This is correct about the car.  If a car wholesaler pays a dealer for a trade in and "flips it" to another dealer for a profit without putting his name on the title it is illegal and will get his dealer license yanked.  This is called "Jumping title" and sounds a lot like what most  wholesalers are doing.

This. As usual, wisdom from Joe. We have 2 REA's - one "Main" and a backup. We have been training the main one on our criteria for STR Vacation rentals and she pretty much sends us listings in all our target developments with our criteria met. We will be looking for #3 and possibly #4 next year but she sends us all current listings so we can keep tabs on the market.

@Jonathan Greene   I didn't see in your post where your Grandmother asked you for any advice or help "Building her brand" so she can scale nationally in a few months when she gets rolling and has money in the bank.??   Or did I miss that?!?!
