Thanks for all the advice.  I ordered some lubricant and will try that first before smoothing the keys.  It hadn't occurred to me to lubricate them until I was typing my initial post.  I didn't think new locks needed that (in use for about 2 months).

I've only heard great things about the Landlordlocks system, except their price, but that hasn't been my experience.  The locks have been very difficult to use.  The keys are annoying to push in and very difficult to remove.  They often get stuck and you have to stand there wiggling it a lot and re-checking alignment.  After spending all that money to rekey the house, the tenants want different locks.  

Has anyone else had this problem with their icores?  I haven't applied lubricate yet, so perhaps that's my problem.  Any recommendations?  Landlordlocks sells Houdini on their website.

The argument for the door is that it'll prevent water from getting out of the shower area and damaging the floor. Though it makes it harder to give kids a bath. So it depends on which type of tenant you'd be renting to, but you're flipping so that doesn't really matter.
It's worth mentioning, are you sure the PM didn't steal or lose all the rent checks and is covering themselves by blaming the tenants?

Took me 8 months to find one in southern NH.  Don't jump the gun and buy a bad property, remind yourself that you're saving more each month so in theory each month you can afford a slightly better house (assuming property values aren't increasing faster than that).  If you bought a bad property you'd be losing money each month.  At least you're not doing that.  Think of all those horrible properties you were smart enough to avoid.  

Perhaps start looking into off-market deals with only surface damage.  You don't have to know about construction to fix things, that's what contractors are for.

There's also turnkey rentals in other areas, just don't forget to do your inspections (building, area, multiple local management companies) too.

It can take longer than two days for the mail to go through... How did she send the documents? If you can't verify that she isn't lying about income then you don't know that her income is.
Chances are no. Advertising isn't damages.
The tenants are moving out correct? If not the dogs are just going to damage them again.
Yes, my first and so far only deal leaves me with under 10k. But I have a 401k I can empty if I really had too and there's always zero interest credit cards for a year. Not all of us start out rich in cheap neighborhoods. See if you can't open a line of credit.
