I'm looking for something to live in. I can't rent out the SFH home that I'm living in, I can if it's a duplex, thus the predicament. No return on a SFH but better quality of living than a duplex with a tenant.

I am not targeting the Statesville area.

I can in face not buy a variety of SFH and MFH. I can be approved for one primary residence home, which is where the split decision comes in. A few years down the line, I may be able to pick up additional investment properties with some cash saved up, right now, I'm looking at primary residence mortgage with zero money down.

Hello,

I am looking at purchasing my first primary residence.  I am faced with two options.

1. Purchase a nice SFH nearby work and the kids school. Enjoy privacy, peace of mind.

2. Purchase a duplex (no quads in the area), have half the mortgage paid by tenant.

The pros and cons of each should be apparent.  It's really physical comfort vs. financial comfort as far as I can see.  Can anyone make any stellar arguments for either option?

I would say getting a team in order is your number one mission.  Get a construction team, a financial team, a team of brokers.  The ultimate goal is to have people you can trust doing the tasks you would otherwise be doing yourself.  

It's easy to see this with construction, hiring a team is an obvious.  It's not always the case when you think about hiring someone to do your books, or find your houses, or a seasoned broker, marketer, etc.  

Essentially, you are building a company.  One brick(person) at a time.  How can you enable those people around you?  Get them to the next step?  That is the question.  If the answer is demo homes, do it! Fix n flip? Do it! Home building? Do it!  

Work with the resources(people) available to you in your area.  Hope that helps. 

If you're talking about a demo then I think your only value is the land it sits on.  Are you getting the land significantly cheaper than it would otherwise cost? (As you're paying for a demolition on top of building a home)  That's the primary difference between a straight build and a demo build. 

Unless you have a seasoned team and process, I would stick to fix and flip and finding deals.  I work for a very large and leading home builder, the reason they are so successful is because they have a large 1000 person organization behind them.  They can simultaneously build houses hot off the line while still having several more lined up and ready to go.   All our houses come with multi-year warranties and excellent customer service. 

Our business absorbs a lot of local builders and contractors as it offers them steady paychecks and benefits.

I was listening to podcast 100 today interviewing Joshua Dorkin and it wasnt until he had said it, that it didn't occur to me.  Use BiggerPockets to network!  It makes sense!

I hail from Statesville, NC.  I commute daily to Monroe, NC so I see a lot of road. (90 minute drive 2x daily).  I work in IT and have been supporting the infrastructure and systems for real estate companies and property management companies for two years now.  Realizing how lucrative it is and the fact that a 401k would never allow me to retire, I began looking into real estate investing on cash flow rentals. 

It was a few weeks ago I listened to Grant Cardone interview, 10x rule.  Seeing as how I need investors, I decided to raise the bar.  As Grant says "Do you want big problems or small problems?" 

As such, I decided to dive in.  My current plan is to purchase a 50 unit complex using capital raised from investors.  I am looking at crowd-funding alternatives as well.  I'm hoping the community can give me some great advice and happy to be a member!

I am purchasing a house from my father.  As such, we would like to bypass real estate agents all together.   We are looking for a closing attorney in the area.  I am new to this and not sure how to find a closing attorney.

Does anyone have tips on finding a closing attorney?

Is there a guide or questions on vetting a closing attorney to ensure you get a good one?

Can anyone recommend a solid closing attorney in or around the Statesville, NC market?
