@Ben Leybovich It is a plastic viking hat.  It was found laying around the office, so I put it on.  It's got some sharp edges, so I don't wear it too often.   I like it though.  I think it's suave.

I was just listening to the audiobook rich dad poor dad.  

One of his opening narrative stories is that he is offered a deal to learn how to make money and get rich.  It's on Saturdays for 3 hours.  

"But I have ball games on Saturdays"

"Do you want to learn to get rich or do you want to play ball games"

I think when someone is offering to mentor you and in turn give you financial freedom and years of knowledge imbued in a short amount of time, you might need to sacrifice a few things that will maybe cost you xx/hr or a few dollars here or there. 

 I think what you need to do is bend to their schedule, they are the master, you are the pupil.   A little personal sacrifice will go a long way here.

How do you guys find investors for your properties? 


I'm not looking for general catch-all advice, I'm looking for personal specific stories.

 (i.e. I found this guy at the gas station while buying a hot dog on the way to Minnesota for a family vacation - it just happened!)

Where do you guys find stellar tenants?

Do you have a special screening process?

I know what some obvious red flags are for bad things, what are the "red flags" of a good tenant?

Starting out I hear all this great advice and people saying "you gotta get out there" and all these "letters" being sent out.  

How do you send out a letter?  

What is it suppose to say?

Where do you guys find your bottom-dollar deals?
