Dear BP family:

I am in the process of renovating 6 houses and building a new house for multi-bed rentals literally on the campus of a prominent university. Each house will have about 9 beds and multiple kitchens. I’m seeking any advice about renovations and new construction specifically geared toward student housing.  All houses will be multiple beds, one utility address, double net (taxes are going to be excluded from leasing).

For example: anyone have a solution for replacement windows aside from double hung vinyl?  I am of the opinion that more moving parts = more maintenance.  

Another example: For undergraduates or graduates, we were planning on skipping garbage disposals And ice makers.  Any thoughts about that?

WiFi Solution ideas?  Wire the houses for multiple access points on the same system?  

Any other advice is most appreciated.  Thank you all for your help!

I just am getting ready to purchase my first BRRRR. I am thinking about opening up my potential tenant base to section 8 housing. What do I need to know? Is it a bad idea? Are there headaches that make it not worth it? Pros' and con's must abound, but I am a total newbie, so any help would be greatly appreciated. Thank you!

Dear BP Family, Can anyone point me in the right direction for a resource for a new lease for tenants in a SFH for North Carolina? I thought the BP site had state specific leases, but didn't know where to get one or what one would cost if not going with a management company. Thank you!

I have an opportunity to partner into a deal to develop a 4+ acre apartment complex in a great location. Medical complexes abound, high rent luxury apartments have 6 month waiting lists nearby. I'm so new at the REI game, I am really not sure where to start on due diligence to determine if the deal is a good one. Any advice on how to start and make the research manageable in small chunks so this doesn't seem so overwhelming is GREATLY appreciated. Thank you all in advance!

Dear BP Crew,

I am wondering about everyone's experiences with BRRRR strategies in the section 8 sector. Around me there are some opportunities for properties that will sell for around $15-20k in section 8 areas (+/- Opportunity Zones). I know every property has a magic number that makes it work, but I am looking for experiences from the family here with the whole process around section 8 as a strategy if the numbers work. I'd love to hear anyone's thoughts from their experiences. Thank you!
