Does anyone have suggestions on the type of paint they recommend for use in rental properties?  Low maintenance and durability are my goals.  Just starting out with my first rehab!  Thanks BP family!

Anyone have experience with power washers for use in sprucing up rehab properties?  I am buying my first and looking to do some of my own general cleanup to make it look nice.  I'm not sure which type to buy and probably will use this a couple times a year at most.  Thanks for the input!

@Filipe Pereira Thanks for your thoughts.  Indeed I wouldn't do this without a solid CPA/Tax attorney, but in response to your point about avoiding paying tax, I would think many of us here in real estate are attempting to position ourselves in a more tax advantaged manner using the rules of real estate tax laws to the maximum benefit possible.   Definitely not looking to evade taxes, but rather structure a business for the maximum tax advantage possible.  Symantics?  Perhaps, but the body builder who wrote off his body oil purchases didn't think inside the box when that happened.  That said, going to court (or even jail) would negate any potential advantages so thanks for the warning!

I am new to investing and got an opportunity to purchase a parcel of land (about 5 acres) at a very low price point with a small house on the land that is essentially a tear down.  The land isn't in a great area, but for the pricepoint, I was thinking of doing nothing to the home and using the 4.9 acres as a solar farm.  Anyone have experience with this and any pointers?

@Amir GiryesWhat if the rent never made a "profit" for the LLC, but always broke even. Would repairs, improvements, etc. be write offs for my overall tax position against my other taxes from W-2 income? I don't know how that would work. Just trying to be creative in the financial part of this game.
