@Natalie Davidson St Petersburg has a number of houses under $80k. They are all over the MLS and off-market. They are for buy and hold and you can even find them in passable, working class neighborhoods.

From my seriously limited knowledge of Tampa this does not look like a bad area, or at least not one that I have been warned about. @Kevin Cook might know a little more about that area. 

The one thing that must always be remembered is that YOU do not have to live there but our highest duties as landlords is to provide a safe, comfortable and well-kept home for someone who does want to live there.

@Greg Martin thank you for making the trip all the way from Brandon! It is a pure joy to see everyone that I have connected with on the site and to see the people that just happen to show up by searching Meetup or just stopping by the library. What I think is one of the best experiences is to watch someone new come to realize that they don't have to sit on the sidelines and watch, they can get in the game. I think the roundtable format really kick starts that thought process.

great suggestions Courtney! I have been networking with my friends "just expecting" to get a listing but that has not happened yet. We were using printed flyers and hand delivering post cards. I like the door hangers, I have found them for less than the price of post cards. It is good to hear they are successful for you. I am going to get some printed and start that as my next campaign.
