This is an interesting question because it really is a matter of perspective. I would only imagine that the correct answer is that a deal is a deal. It becomes a matter of target renters, I believe it was John Schaub who pointed out that 3/2 will attract families with lots of stuff who are less likely to move. In my opinion 2/1 will attract younger families or roommates, which can be fine depending on your screening process. Location could also come in to play, if there is a shortage of rentals of one variety or the other then you may find that the property in demand is the way to go.

Sounds like you are on a good path. Vacation Rentals have always intrigued me. Someone did an entire podcast on vacation rentals. Just have to make sure flood insurance doesn't eat all of your profits.

There are better HML down here. The worst I have heard is 4 points and 14%.

There are some good deals to be had in Tampa Bay. I have heard a lot of complaints about a lack of good property management companies. So much so that someone even told me all they were hoping for out of a PM is that they don't steal! I am in the middle of researching property management companies now and may even throw my hat in that ring in the near future.

That is definitely a good call @Edith TenBroek ! I find that Home Depot is very high priced and very low quality. If you go to price out their products then go to a specialty store not only will you find a much greater selection at the specialty store you will also get better product at a better price. 

Another great spot to shop is Habitat for Humanity ReStores. You can get good quality materials that are overstock or overbought from stores and contractors at deep discounts.

I had to give a vote to anyone who shines a positive light on the Tampa Bay area. Thanks @Trevor Ewen !

Our market is awesome. From affordable housing to mansions it is difficult to be far from the water. The weather is typically beautiful except for those oh so cold 50 degree days in January and February. I think that Tampa Bay is the perfect place to live. 

Our rental market seems so vibrant as well. So much so that I am considering a foray in to property management to supplement my investing.
