In my personal opinion I think it would be best to sell your property, given the circumstances you have discussed in your post. Your property has appreciated significantly and you can use that equity for either a nice down payment or split it and buy a new residence and a inexpensive rental. The HOA and the pool are the largest red flags to me and I personally wouldn't want to deal with those issues being far from the property and the potential liability of them.

This was an awesome episode on the bigger pockets podcast. I learned a lot from this episode and would recommend listening to it if you were interested in getting started in becoming an agent, wholesaling deals, and flipping properties.

My best advice I can give you is to not rely on other people doing your due diligence especially as a new investor because the parties you will be working along side in your first projects will know that you don't have the experience to truly understand all of the elements of the deal. I have heard so many horror stories of people not doing their homework in the beginning of their investing careers and it has prevented them from maximizing their results. Congratulations on wanting to take the first step, keep working hard!

Thank you for making this post Brandon, so many investors never go through the fine details of deals like I have seen you do and it has influenced my real estate investing tremendously. There are a ton of properties out there that appear to be great deals on the surface but when you run the numbers they expose their flaws. The analysis calculators are a great way to start!

Never forget to ask questions along the way because there are so many ways to value deals or make your business more efficient therefore, never forget to keep learning and never quit because those who stick with it will prevail in their investing futures.
