I would personally reach out to several local lenders who specialize in multiple unit dwellings because I've made the mistake of getting pre-approved from a lender who required 25% down on a fourplex because they considered it commercial property and other lenders who helped me get more money with a lower down payment. I currently subscribe to the MLS in my state and I see a lot of flaws with the system as far as finding deals in the market place and keeping up with trends. I was hoping to see if anyone had any suggestions as to an alternative software that analyzes deals using market trends and statistics? Thank you.

Don't waste your time. Imagine how professional the individual is that is willing to cheap out on marketing through hand written signs and his only exposure is on the corner of some intersection.

I have always heard that you need cash to purchase a property from the auction and I wanted to see if anyone in the BP community has heard differently or has any suggestions as to how to raise enough capital to purchase a property at the auction.

You should consider continuing to invest in the stock market or consider peer to peer lending on platforms like Fundingcircle.com and p2binvestor.com I have limited experience with the peer to peer lending however, I have heard of returns above 10%.

Banks might look at how much your business has as collateral for the property and the more units you purchase the more they will be looking at the property's ability to pay itself off so look for debt to income ratios when purchasing the property. You might have some tax implications by using foreign funds to buy US properties but consult with a CPA first.
