Hello All,

I recently sent out a slew of yellow-letters and received a call back from a gentleman that wants to get rid of his two properties. Literally just give me the properties. But the catch is, one property needs a lot of work that he can not handle and the other property has been condemned by the city. I'm not worried about the property that needs a lot of work, But the property that has been condemned. Can any anything be done with that property, that would financially make sense to me the investor?

The property is zoned for residential two family unit.

You seem to be very knowledgeable in subject to's refinance exit strategy and thank you for sharing. 

I currently own three Small MF properties and looking into doing subject to's loans with the intention of buying down the line. If I were to refinance after 12 months, would I have to qualify for a conventional loan? 20% down? etc for the refinance. I'm trying to own more properties faster and the large down payment is killing me.

Hi @Account Closed, I am also a buy and hold investor and looking into subject to deals to acquire more properties. Have you had any luck with subjects to's? Also were did you find your articles on how to buy & hold subject to properties?
