Last thing just came to mind. If you are a wholesaler keep this in mind. 

This business is about moving volume. If you try to go for the biggest assignment fee then there is no meat on the bones for a buyer.They will stop lookiong at your deals. However if you think volume and not highest profit you will move more propertied and have sticky buyers. 

I recently schooled a wholesaler thast brought a great property but because he was trying to get a 25k assigment the number did not work. If he woulf have went for a quick 5k-10k I would have been able to sell his deal fast. Instead of this wholesaler closing 5+ deals in a month to get 25K or more he wants a 1 25K shot on a deal that may never move in a month. The key is volume


 i'd love to link with you man if you still take on helping wholesalers. i havent been pitching many deals for buyers for the very reason you are mentioning. not enough meet for everyone to eat. And I am DEF ok with 5 assignment fees to get me going.

Under the “Lead Type” filter, check the filter for Cash Buyers; then under the “Property Type” filter, check filter for Vacant Land.

If you look under that owner info tab and the drop down menu shows you the addresses for 600 properties they own, and you can see right next to the address whether it’s a house a building or vacant land… If 590 of the 600 properties they own are land parcels, they’re a serious cash land buyer… If all those lots happen to be in the same area, then you know exactly what they’ll buy and even how much they pay for lots in that area 👌


 going to give this a try. trying to find cash buyers in a new market that im virtually wholesaling in.

 I def understand where you are coming from and its not a deal breaker. there were 2 points i was told by more seasoned wholesalers on why i should care. 

1. to better my relationship with the title company to help give me better rates that will help me with paying for closing cost.
2. i know they are investor friendly so the deal has a better chance at going thru smoothly.

In most but not all of Florida, the seller traditionally chooses the title company. You can insist on using yours when you write up the contract, but be prepared to cover the title insurance costs yourself. That's usually how that works. It's like any other negotiated term. 

yea i def want to use mine and have my buyer cover the all the closing cost. but if it mean losing the deal then i might have to budge. want to get my first deal under my belt lol

What are some strategies you use when a seller wants to use their title company instead of yours?

maybe countering with other contingencies? or just stand firm with using my title company? Trying to lock this deal up today and want to be as prepared as possible.

I and starting my virtual wholesaling venture in Alabama and have come across a seller in Montgomery. Anyone in that market that could provide a few pointers for rentals and flips? And is there any buyers in this area?
